Adelaide housing values rose 0.8% in November, a strong result but the second month in a row where the monthly gain has been less than 1%. The market is clearly losing momentum as listings rise, they’re up 25% since the end of winter, and affordability constraints become more pressing.

The strongest conditions are skewed towards the most affordable areas of Adelaide, with Salisbury and Playford both recording a gain of approximately 19% over the past 12 months.
